Summary

Located in Southeast Portland, Gateway Arbors was constructed between 2001 and 2004 and consists of 72 residential units within three buildings. All three buildings are three stories, with sprawling exterior walkways extending the length of the buildings on two sides. The buildings were plagued with significant performance issues related to poor construction practices that went undiagnosed for far too long. By the time the Association got a handle on these issues, significant structural damage had occurred.

Certa worked closely with the Directors to put in motion a holistic plan to repair the structural damage and reestablish a fully functioning building envelope assembly, understanding that many within this community lived on fixed budgets or modest means. We worked closely with the contractor to evaluate the alternative scope and material options.

After evaluating numerous repair options, the Client elected to replace all siding, windows, and walkway surfaces once we helped them understand the long-term benefits of a holistic repair. The buildings were wrapped in a new air-barrier with a water-managed cladding assembly. The walkways were reconstructed using among the most durable concealed waterproofing assemblies in the industry.

The project was an overwhelming success and now Gateway Arbors looks and functions as it always should have.
