With towers topping out at 32-stories, this community encompasses more than 270 residential units within both tower and low-rise condominium homes and distinct five-star amenities including a waterfront pool deck, a fitness room and spa, an adjacent marina, and a social lounge and bar with a waterfront view.
Certa Building Solutions was engaged to evaluate the building envelope assemblies that, unfortunately, had been plagued with performance issues since shortly after construction of the development was completed. Our evaluation uncovered broad and pre-mature failure of the waterproofing and flashing assemblies of the community’s podiums and pool decks that had resulted in extensive leakage into the building’s parking garages and other interior areas. Our assessment also included an evaluation of the low-sloped and pitch roofing assemblies, exterior glazing assemblies, and stucco cladding. Conceptual repair recommendations were developed to support the Association to address these issues.
