Summary
Located in Lake Oswego, Sunny Grove Condominiums is a six-building, 36-unit condominium development that had experienced significant deferred maintenance over its 35-year service life. Originally clad in T-111, the buildings were over-clad with vinyl siding around 2003. This over-cladding concealed significant damage to the structure. Additionally, the balconies were in a state of disrepair. After many unsuccessful attempts to isolate performance issues, Certa was engaged to develop a comprehensive repair strategy and worked closely with the Board of Directors to solicit bids, select a contractor, and finalize a repair scope that worked within their budget.
In addition to the technical guidance and overseeing the construction, Certa attended several HOA meetings prior to construction and presented photographs of damaged conditions that highlighted the nature of the performance issues. Working with the HOA, we discussed the design intent, the long-term benefit of the repairs, and foster an understanding of the issues needing resolution. The result was a very successful update for this community.
In addition to being a beautiful project, Sunny Grove Condominiums was awarded the 2017 Small Association of the Year award from the local chapter of CAI. This project was completed in May of 2018.
