Summary
Conveniently located between Portland and Salem in the heart of Wilsonville Oregon, the Village at Main Street is a large apartment community in one of the fastest-growing areas of the region. Treelined streets and extensive green spaces are a hallmark of the community located next to Wilsonville Memorial Park and the scenic Willamette River. Built over two phases, the community consists of 47 wood-framed multi-plex buildings and a commercial building that contains offices, pool facilities, a gymnasium along with other amenities.
The Certa Team was initially engaged to evaluate the community on behalf of the new ownership and their property management team during the acquisition of the property from the original development group. Unfortunately, this evaluation identified significant building envelope issues that resulted in action against the original builders. Certa played a pivotal role as the lead expert witness on behalf of the new owners, resulting in a significant recovery to help fund the many needed repairs. Working with the new owners, Certa lead the design efforts and provided construction oversight for the vital repairs needed to reestablish the integrity of the asset.
